It’s official, Punxsutawney Phil was right and spring came early. And that applies to the Oshkosh housing market as well! Let’s look at a recap of the February 2024 statistics vs. February 2023:
- New listings were up 27% over last year. This continues to be strong growth and will lead to more sales in the coming months.
- The total homes sold shot up 77% compared to last February. We had more homes hit the market in December and January…so more homes sold in February.
- Median sales price rose substantially compared to last February. Congratulations to all you homeowners…you just made a 41% return on your investment without doing anything 🙂
- Median days to sell is 54 days. Remember this is from initial listing date until closing date. Homes are accepting offers within 10 days of listing on average (with many not lasting through the first weekend). This proves the serious lack of hosing stock we have in the Oshkosh area. Even with substantially more listings hitting the market in the past few months, they are all selling quickly and for record prices.
It’s been a very strong first quarter with no signs of slowing down. I’m projecting a hot seller’s market through spring and summer. Later in the year when the election cycle really ramps up, all bets are off. But for now, expect prices to continue to rise and competition to be fierce for new listings.
